Property values are involved in the levying of council rates, water rates and land tax (the latter not applicable to the principal place of residence). A few councils employ their own valuers however the vast majority use valuations determined by the government’s Valuation Division (formerly the Valuer General’s Office).
Independent valuers are involved where property owners wish to lodge an objection against their rating valuation. There is a process established where this work is undertaken by a panel of independent valuers maintained by the state government. This process is free in SA where a significant reduction is found to be necessary (more than 10% of the value) but is paid for by the taxpayer if the value difference is less than 10%.
